Fisher Appraisal Services provides honest and ethical appraisals for Providence County

For honest and ethical appraisals, rely on Fisher Appraisal Services

We think of our business as a profession. The rigors of becoming a licensed appraiser have increased more than ever before. So it goes without question these days that real estate appraisal can definitely be dubbed a profession rather than a trade. As with any profession we must follow strict ethical considerations.

An appraiser's primary responsibility is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Certain matters relating to an assignment are to be shared with the appraiser's client. As a homeowner, if you want a copy of the appraisal document, you generally have to request it via your lender.

Other responsibilities include numerical accuracy depending on the assignment's nature, attaining and sustaining a certain level of competency and education, and the appraiser must conduct him or herself as a professional. Maintaining high ethics is what we do every day at Fisher Appraisal Services.

There are some scenarios in which appraisers will have fiduciary responsibilities to third parties, such as homeowners, both sellers and buyers, or others. Typically the third parties are specifically defined in the appraisal report. An appraiser's fiduciary role is only to those parties who the appraiser knows, based on the scope of work or other things in the framework of the order.

Fisher Appraisal Services has an established track record for providing appraisals with the highest of ethics. Contact us today to learn more.

Appraisers also have standards outside of boundaries of with whom we share information For example, appraisers must be able to produce their work files for at least five years - at Fisher Appraisal Services you can rest assured that we stick to that rule.

Fisher Appraisal Services holds itself to the industry standards and mandates set in place for professional behavior. We won't accept anything less from ourselves. Working on orders based on contingency fees is not something we can consider. In other words, we can't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. It should be obvious that inflating a value to achieve essentially a bigger fee is unethical!

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly states unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can rest easy knowing we are doing everything we can to objectively determine the home or property value.

With Fisher Appraisal Services, you can be assured of 100 percent ethical, honest service.
